What is Bechan Retreats?
Bechan Retreats consists of four self-catering accommodations – two luxury lodges and two luxury cabins. We are based on a working farm in the stunning Powys countryside in mid-Wales.

What are the payment methods?
Bank transfer, cheque or cash.
What are the booking terms? What is your payment structure for bookings?
Bookings within 6 weeks:
Requires 100% of the holiday cost to be paid at the time of booking. Non-refundable or transferable. Payable by means as listed above.
Bookings outside 6 weeks:
A 25% deposit is required at the time of booking, then six weeks prior to the arrival date, the remainder becomes due – payable as above. The deposit is non-refundable.

Do you charge a damage deposit?
We require a £100 security deposit to be authorised the day before you are due to check-in. Please notify us of any damage or breakages as soon as possible. There is an inventory of all items in the lodges and cabins and any items that go missing or are damaged during occupancy will incur a charge taken out of your security deposit (other than reasonable wear and tear).
Please ensure all crockery, cutlery and glassware is left clean and put away.
Your security deposit will be automatically refunded 18 hours after your departure date, providing no charges are made for damage, uncleanliness, missing items, stained bedding/towels or extra cleaning time than the usual allocation.
What happens if we need to cancel?
We understand that sometimes you may be unable to take your break. Please contact us at the earliest opportunity. We will do our best to make changes to your booking. We require a minimum of 30 days’ notice to do this and cannot guarantee that an alternative date would be available. If we manage to find a booking within 30 days, we will refund 75%.
Can I come for just a short break?
Yes – we have a two-night minimum stay in 3 of our properties, Kites Nest, The Kingfisher and The Woodpecker. Changeovers are on weekdays only.
What are the arrival and departure times?
The check-in time is from: 3.00PM onwards
The check-out time is: 10.00AM or before
We politely ask that guests keep to these times, which are essential to allow us to clean and prepare the accommodations to a thorough and high standard for the next guests. However, we can sometimes offer a later check-out, especially out of season – please ask at the time of booking.
What is provided within the accommodation?
All accommodation is self-catered. For a detailed list of the facilities in each lodge, please review the individual accommodation pages on our website. We provide cutlery, crockery, glassware, cooking utensils, washing-up liquid, salt and pepper, toilet roll, linen, towels and bedding.
We ask that you use your accommodation and its contents with care and leave it in a clean and tidy condition on departure. We reserve the right to charge you for any extra cleaning, stained linen /towel, missing items or damage from your security deposit.
Do you supply towels? Is bed linen included?
Clean towels and bed linen are always provided. Any towels or bed linen that need to be disposed of will be charged from your security deposit.
What do we do before we arrive and how do we pick up the keys?
We will send you directions and details of how to pick up the keys to Barn Owl Lodge and Kites Nest lodges. The keys for Kingfisher and Woodpecker will be in the key safes – codes will be sent after booking.
Is there a smoking policy?
Smoking is not permitted in any buildings, including accommodation (this includes e-cigarettes, vapes and tobacco).
Smoking is permitted outside the lodges and cabins and cigarette disposal boxes have been provided. Please do not throw cigarette butts on the ground or dispose of loose into the wheelie bins.
How are the lodges and cabins cleaned?
The cleanliness of our lodges and cabins is extremely important. Our cleaners go to great effort to ensure that your accommodation is cleaned and presented to a very high standard. All crockery is thoroughly checked/cleaned. Bed linens and towels are all freshly laundered between guests. We aim to go that little bit further for our guests.
What if I need assistance during my stay? What happens if something isn’t quite right or there is a problem?
Any assistance that you require, or any problems you may encounter, during your stay should be brought to the attention of a member of our team at the farm. This can be done by telephone, email or by visiting the farmhouse. We aim to provide prompt assistance so that you can continue to enjoy your holiday.
If there is any reason why we may need to visit your accommodation during your stay, i.e. boiler servicing, hot tub servicing etc we will inform you with as much notice as possible.
Is there a departure process to follow?
The departure process is straightforward. At the end of your stay, we ask that you please:
- Strip the beds and place linen and used towels ready for collection and laundering.
- Separate all rubbish for recycling, in accordance with updated Welsh legislation for businesses (full instructions and recycling boxes are provided).
- Empty your fridge and dispose of unwanted food in the necessary food waste bins provided.
- Ensure that any dog poop has been bagged and tied and put into the black wheelie bin.
- Turn off all lights in the accommodation.
Is there Internet or WiFi?
Yes, all lodges have free WiFi access. The WiFi code can be found in the guest handbooks.
Do you allow pets? Do you accept pets at your properties, and what does dog-friendly mean?
We welcome well-behaved dogs (please see individual lodge pages for maximum dog guest numbers). As we’re a working farm, please keep your canine friend on the lead during your stay here and ensure you clean up after them.
We have some lovely walks around the lodges and cabins and have provided a hose with warm water outside to wash your dog/s if they get muddy. Please do not wash your dog/s in the baths or showers in the cabins.
Please do not allow your pets to jump or lie on the beds or sofas, to keep hygiene standards for other guests as well as to reduce damage. Stains or damage may be charged at our discretion from your security deposit. We suggest bringing your pet’s usual bedding, food and water bowls and a towel. Please note: there is a small additional charge per pet, per stay to reflect extra cleaning.
Is breakfast included?
No breakfast is not included, as these are self-catering lodges.
Are the hot tubs shared?
No, the hot tubs are exclusive to each cabin and not shared with other guests. They are thoroughly cleaned and the water changed between guests.
Can children stay?
We welcome children to stay at Bechan Retreats. As we’re based on a working farm – with farm animals, agricultural machinery, a pond and a brook onsite – it is important to ensure that your children are supervised at all times.
Can large groups stay?
We welcome family and friend groups to reserve multiple accommodations at Bechan Retreats. However, this is on the basis that you do not exceed the maximum number of guests per cabin or lodge (please see individual lodge pages for guest numbers). On occasion, we can be flexible about allowing tents but this must be pre-agreed with us in advance of your stay.
Do you allow Hen or Stag Parties?
While we welcome groups who are looking for a rural retreat for a quiet celebration, we pride ourselves on the peaceful atmosphere and rural environment:
- We do not permit confetti or glitter balloons under any circumstances. If any guest leaves glitter, tinsel or confetti anywhere in the lodges or outside they will be charged a clean-up fee.
- As a working farm with animals onsite, we do not permit fireworks or Chinese lanterns at any time.
- No disturbances to other guests will be tolerated, whether from pets, loud music or otherwise antisocial behaviour.
If you cause a nuisance or disturbance then you may be asked to leave.
Can I have guests visit me or stay at the property?
Yes, you may have visitors during the day. However, you may only have visitors to stay overnight if the property you’re staying at has the sleeping capacity, i.e. if two guests have booked to stay in a four-berth lodge or cabin then two visitors could stay overnight. You must notify us first if there are going to be extra guests – this is for our fire safety records.
If it comes to our attention that more guests than the accommodation can sleep are present, we retain the right to cancel the remainder of your stay without issuing a refund.
Are we allowed to BBQ?
No disposable or gas BBQs are allowed at Bechan Retreats. However, our Barn Owl and Kites Nest Lodges are equipped with charcoal BBQs. The Kingfisher and Woodpecker cabins are equipped with fire pits with a griddle – some logs are supplied but you may need to purchase more. You must supply your own charcoal.
Is log burning permitted on site?
Log burning is only permitted if your accommodation is supplied with a fire pit. No fires of any description are allowed otherwise.
As the balconies and verandas are enclosed, we ask that you do not light any fires for safety reasons. No candles are allowed inside or outside the cabins.
What do you include in the welcome hamper?
We include tea, coffee, sugar, milk and biscuits to welcome and refuel you after your journey to Bechan Retreats.
What do the Romantic and Birthday Packages include?
Our Romantic Package consists of towel swans and rose petal-decorated bed, a bottle of bubbles on ice and glasses, chocolates and flowers.
Our Birthday Package consists of balloons and banners according to requirements, along with birthday cupcakes or a box of chocolates. These details are subject to alternatives, depending on supply/stock.
